So if you can negotiate with the owner for the sales or lease right or a super low price which you pay only after you have secured a buyer, there is no risk and no investment

1.1 Identify some haunted buildings
1.2 negotiate for a very low price and a period of trail. You have the option of buying the whole or part of the property or not buying at all at the end of the free trial period.
1.3 get the building cleansed and energized ( note 1)
1.4 sell or lease the various units in the building.
1.5 at the end of the trail period then decide whether you buy just the parts sold or leased and/or buying the rest of the building

2.1 commercial value
a unit of shop has a commercial value because of the total area , location, facility, decoration etc. But there are something more than just the visible parameters when it comes to buying
2.2 life energy:
Every building , shop, space etc has a certain life energy. This can be described as the amplitude of vibration of the cells inside this space. This life energy can be indirectly measured by the blood flow rate of the capillary blood vessels of a human being put into this space. A good building has over 5000 Bovis unit of life energy. A bad one has under 3000 Bovis unit of life energy. When the life energy is high, you feel more comfortable. Let us take an example you know.

The life energy goes parallel with the prosperity index but not necessarily directly proportional.
That means it is possible to have 2 buildings with equal life energy but different prosperity indices.
So for a buyer or tenant to make money afterwards, he needs a high prosperity index.
So if you can raise the life energy of a place, you make it more attractive to potential buyers or tenants. If you can raise the prosperity index of a place, you can increase the rent but still the tenants would not like to go. He would rather pay a higher rent to make more money than to pay lower rent but make no money.
In other word, if you want to manage a place , say a mall well, then you have to ensure that all tenants area have a high life energy ( to attract their customers) and a high profitability index ( to make profit)
Only 30 years after I have done my MBA, I realized that a lot of things are missing. Like these 2 elements which are invisible but exercising a big influence on business.
